Please check your email to set up your portal. Here you may view your lease, put in maintenance request (*This is the only way to request maintenance at your property without being charged, we answer requests within 48 hours of non-emergency issues*) and pay your rent (optional).

According to your lease, rent is due the first of each month and is considered late by the third prior to midnight.

If you choose, your rent may be paid online via the tenant portal with your ACH information.
You will need your account number and routing number. There is a $3.00 convenience fee for this service.

If you choose to pay your rent via PayLease, you can use the account # you received when paying initial deposits. There is a fee for using this service.

According to your lease, "Utilities to the Premises including garbage, water and sewer charges, electricity and gas, cable and security system monthly charges shall be the responsibility of Resident from the day of Possession until the move out inspection has been completed by Management unless otherwise outlined in a Special Utility Exhibit.

Work orders may only be considered if you submit a work order via your tenant portal unless it is an emergency. Filling maintenance requests out with the portal ensures that the maintenance team can efficiently fulfill any work order that needs to be addressed.

Tenants are required to give a 60-day notice of their intentions to move, so we seldom know beyond 60 days which specific homes are going to be available for rent. Since we manage many homes, there are usually several choices of rental properties available. These homes are updated on our website on a daily basis, so you may want to bookmark our site and visit often as the time gets closer for you to select a rental home.

No, not with just a security deposit. After paying the holding fee, admin fee, and contingent approval fee then you can hold the home for up to 14 days.

Our staff can usually respond in 2 – 3 business days depending on weekends and holidays. The applications are completed online and the information is available nearly immediately for review minus the rental and employment verification. Once the application is completed, a formal response will be communicated to the applicants – usually via email.
