If we placed your tenant, you will NEVER have to pay two leasing fees in the same lease year. If the tenant fails within 12 months, we will quickly place a new tenant free of charge.
- The new tenant must undergo Compass's stringent background check.
- The evicted tenant must have undergone Compass's stringent background check and have signed their lease with Compass.
- Military relocations (not evicted) are exempt due to Federal requirements.
Pet Damage Guarantee
For no extra charge to owners, we guarantee your home will not be damaged by any approved animal. When we allow a pet into a home, we have vetted that animal almost as much as the tenant. At Compass Property Management, we like to deal with hot button issues before they become problems. So, we screen each pet, charge a reasonable fee, and guarantee that you (the home-owner) will not pay out of pocket for pet damage.
We guarantee up to $2,500* in pet damage.
- Compass must have placed the tenant in the home and have approved the pet using our strict processes.
- The guarantee does not apply if we inherited the tenant and pet.
- Compass's qualified Quality Control inspector will determine what is considered pet damage.
- Repair work for pet damage must be performed by Compass approved vendors.
- Unauthorized pets are not covered.

Because we are so confident in the services we provide, we are offering you our 90-day money-back guarantee. If on or before the 90th day you are not completely satisfied, we will end your contract with no penalty and refund any property management fees you have paid to us. No hassle, no questions, and no hard feelings.
At Compass we believe if you are not happy we are not happy. We believe it so much we place it in writing. We offer you as our valued owners our cancellation guarantee. Many companies charge outrageous cancellation fees and hold you hostage with a long term contract. We do not. Your happiness is our top priority. We believe in providing superior customer service. If for any reason you are not happy with our service and you wish to cancel your contract with us, you can do so with no penalties.
There are two stipulations.
- First, all outstanding invoices must be paid to vendors.
- Second, we ask that you provide us with 30 days written notice to complete our processing and wrap up any outstanding invoices and to have time to prepare your Tenant’s file.
We want the cancellation process to go smoothly and turn over the property to you without any issues. While we do not foresee this happening we provide you peace of mind knowing if you're not happy with our property management services our cancellation guarantee is available at any time.
